At Aedifica, we do not limit ourselves to just one country. Our portfolio is spread across the entire European continent and currently spans 8 countries: Belgium, Germany, the Netherlands, the United Kingdom, Finland, Sweden, Ireland and Spain. We have a track record of entering new markets and rapidly creating a platform for further growth, so you can expect us to continue to explore new countries in the future.
Aedifica acquired its first Belgian care homes in 2006. Since then, we have accumulated a portfolio of care homes and seniors apartments of 1.2 billion euros. Our properties are well maintained and offer potential for further improvement through ongoing and identified extension and upgrade projects.
Aedifica made its first investments in Germany in 2013. Since then, our portfolio has grown significantly through the acquisition of large portfolios and individual buildings. In 2017, we closed a major framework agreement with Specht Gruppe for the construction of 16 brand new care campuses in Germany. Of that deal, 10 buildings have already been completed. In 2020, a second framework agreement was signed with Specht Gruppe for the construction of 10 additional care campuses that will be completed by 2024.
Since our first investments in the Dutch market, our portfolio has grown significantly. Aedifica’s presence in the Netherlands is bound to increase even more, because of our significant pipeline of development projects. Almost all of our care properties in the Netherlands are recently constructed and include care homes, small-scale care residences, seniors apartments and specialist residential care centres.
Aedifica entered the UK market at the beginning of 2019, following the acquisition of a significant portfolio of 90 care homes. Since then, Aedifica has further expanded its portfolio through the acquisition of several new care properties. Our portfolio offers good geographical diversification with locations all across the United Kingdom.
Aedifica’s portfolio in Finland includes care homes, children day-care centres and specialist residential care centres. All buildings are recently constructed and purpose-built. Our presence in Finland is bound to expand over the next few years thanks to a significant pipeline of development projects. Our Finnish care properties are developed and rented out by Hoivatilat, our local subsidiary.
Aedifica’s first projects in Sweden were completed in 2020. Our current portfolio includes small-scale residential care centres for disabled persons and children day-care centres. We have several more projects lined up and under construction. It is our intention to also add care homes to our Swedish portfolio in the future. As in Finland, our Swedish properties are developed and rented out by Hoivatilat, our local subsidiary.
Aedifica made its first investments in Irish healthcare real estate in early 2021. As the Group has a track record of entering new markets and rapidly creating a platform for further growth, you can expect us to add new properties to our portfolio in the future.
In December 2021, Aedifica announced that it will invest approx. €75 million in a series of high-quality care home projects to be developed in Spain. The Company’s ambition is an initial portfolio of approx. 1,000 residential units. Up to 5 projects are expected to break ground in 2022.

If you come by train, you can get off at the station of Brussels-Luxemburg or Brussels-Central. From there you can easily continue on foot to rue Belliard 40. If you come by international train, you get off at Brussels-South station and take metro line 2 or 6 to Trône/Troon or Arts-Loi/Kunst-Wet.
If you come by metro, you can take line 1 or 5 to Arts-Loi/Kunst-Wet or Maelbeek/Maalbeek, or you can take line 2 or 6 to Trône/Troon or Arts-Loi/Kunst-Wet.
If you come by bus, you can take line 21, 27 and 64 to Trêves/Trier, or line 27, 34, 38, 64, 80 and 95 to Science/Wetenschap.
If you take a villo! sharing bike, you can easily park your bike in the Charlemagne/Karel De Grote bike station right in front of our office.
Of course, you can also reach us by car, but we encourage you to consider the environment and use public transport or other eco-friendly transportation options.
